태생이 서울 사대문 안쪽이라 어린 시절부터 3.1빌딩을 봐 왔었다. 시커멓고 높다란 건물은 감탄사가 나올만한 크기였다. 당시는 1970년대 초반이었으니….
이후 건축을 전공하며 미스 반 데어 로에와 그의 시그램 빌딩을 알게 되고 나서는, 혹 복제작이 아닌가 싶은 마음에 3.1빌딩을 내심 폄하하기도 했다. 그러나 대대적 리모델링을 거친 3.1빌딩을 직접 방문하고 나의 우매함과 무지함을 반성하게 되었다. ‘역시, 김중업 선생님이시구나!’ 물론 김중업 선생님으로부터 실제 설명을 듣거나 직접 작성하신 글을 보지는 못했지만, 리모델링 프로젝트를 진행한 정림건축 담당자로부터 듣게 된 이야기는 김중업 선생님의 사색과 고민을 새삼 느끼게 했다.
미스 반 데어 로에의 시그램 빌딩에서 보이는 입면의 수직성은 서구 고전에 대한 재해석으로도 유명하다. 그의 입면 수직 커튼월바들은 두께감과 볼륨이 유지되었다. 이는 토론토의 TD센터부터 시작해서, 시카고 연방 건물이나 IBM 플라자에서도 명확히 드러난다. 반면에 김중업 선생님의 3.1빌딩 수직바는, 구조적 힘을 가지고는 있지만 미스 반 데어 로에의 수직바보다 훨씬 얇고 경쾌하게 구성되어 있다. 수직적 구성보다는 하나의 면적 구성으로, 멀리서 보면 유리면이 강조되어 보인다. 가볍고 경쾌한 이미지가 강하다. 요즘 감성으로 치면 훨씬 매력적인 가벼움이 있다.
당시 고층까지 건물을 관리하는 시스템이 없어서 그랬을지도 모르지만, 유리를 실내에서 교체할 수 있도록 한 디테일은 정말 섬세했다. 구조에 대한 해석 역시 마찬가지다. 물론 기술적 한계와 자본의 한계가 작용했을 수도 있다. 그렇지만 지진 때문에 당시 일본에서도 시도되지 않았던 31층의 고층 건물은 여러 가지 의미가 있었다.
3.1빌딩을 천천히 둘러보고, 50년 만에 재구성을 진행한 정림건축과 콘셉설계와 내부디자인을 담당한 건축사사무소 원오원아키텍스의 설명을 들었다. 2021년의 3.1빌딩은 김중업 선생님이 만들어 낸 바탕 아래 정림건축과 원오원아키텍스가 새롭게 구성한 창조물임이 확실하다. 같은 건축의 길을 걸어가는 입장에서, 백지에 그리는 창조보다 더 어렵게 느껴지는 것이 바로 과거의 것을 다룰 때다. 정림건축과 원오원아키텍스의 노력과 재창조의 결과물을 천천히 둘러보면서, 이들이 원작자인 김중업 선생님을 대하는 태도에 깊은 존경과 신뢰를 보였음을 곳곳에서 발견할 수 있었다. 저층부 로비에 노출된 과거 구조에 대한 과감함은 시간에 대한 헌사라고 보여진다. 다소 아쉬웠던 기단부 역시 그들만의 새로운 해석으로 창조된 선큰과 기단부가 돋보였다. 기하학적이고 미니멀한 디테일은 재료의 구성과 스케일로 오히려 한국의 전통적 공간을 연상하게 만들었다. 무엇보다 감동적인 것은 1970년의 3.1빌딩을 그대로 두고 과감한 투자를 진행한 건물 소유주다. 물론 경제적 실익도 있었겠지만, 국내에 거의 드문 이런 건축 유산의 재구성에 박수를 보낸다.
2021년 3.1빌딩은 독립만세운동의 상징적 숫자처럼, 의미가 크다.

I have seen the 31 Building from my early days because I was born in the center of Seoul. Black and tall building was huge enough to surprise people. Moreover, it was the early 1970's….
After majoring in Architecture, I learned of Mies van der Rohe and his Seagram Building, so I secretly diminished 3.1 Building, considering it a copycat. However, I regretted my ignorance after visiting the remodeled 3.1 Building by myself. ‘This surely is the building by Kim Joong-up!’ Of course, I have never been informed of the building by Kim Joong-up nor read any writings written by him, but I could feel his thoughts and troubles after hearing from the person in charge of the remodeling project, from Junglim Architecture.
The verticality of the façade detected in the Seagram Building of Mies van der Rohe is famous for the Western classics' reinterpretation. Its' façade curtain wall-bars maintained the thickness and volume. This is clearly shown from the TD center of Toronto to Chicago federal building and IBM Plaza. However, the vertical bar of the 3.1 Building by Kim Joong-up has structural power but is composed of thinness and liveliness, compared to Mies van der Rohe's. Since it is a width composition rather than a vertical composition, the glass façade is more emphasized than a distance. From today's sense, it has more attractive lightness.
It may have been because there was no system to manage buildings to a high level at the time, but the details that allowed glass to be replaced indoors were delicate. The same applies to interpretations of structure. Of course, technical limitations and capital limitations may have worked. However, the 31-story skyscraper, which was not attempted in Japan due to the earthquake, had many meanings.
I took a slow look around the 31 building. I listened to the explanation of Junglim Architecture, which was in charge of the reconstruction, and 101 Architects, which was in charge of the concept and the interior design after 50 years. The 3.1 Building in 2021 is undoubtedly a newly constructed creation by Junglim Architecture and 101 Architects under the background created by Kim Joong-up. From the perspective of a person walking on the same path of architecture, it is time to deal with the past that it feels more challenging than drawing on blank paper. While taking a slow look at the results of the efforts and reinvention of Junglim Architecture and 101 Architects, it was found everywhere that they showed deep respect and trust in how they treated the original architect, Kim Joong-up. The boldness of the past structure exposed to the low-level lobby is seen as a tribute to time. The unfortunate stylobate also stood out in its new interpretation of the sunken space and the stylobate. Geometric and minimal details are the composition and scale of the materials, reminiscent of the traditional Korean space. Most impressive of all is the building founder, who made a bold investment leaving the 31 building in 1970. Of course, there may have been economic benefits, but I applaud the reconstruction of such architectural heritage, which is almost rare in Korea.
2021, since the number 3.1 is a symbolic number that reminds us of Korea's Independence Movement on March 1st, 1919, it means a lot.
