핑두(平度)는 인구 150만 명 정도의 작은 도시이지만 무려 3천 년의 역사를 가진 도시이다. 칭따오의 북쪽 외곽에 위치한 까닭에 칭따오의 영향을 받아 근래에 도시의 변혁이 급속도의 물살을 탔다. 시내 중심부에 위치하던 관청들이 신개발지로 이전하면서 도시의 가장 오래된 중심지역을 재개발하는 마스터플랜을 수행하게 됐다.
수천 년의 역사를 가진 만큼 그 유적을 기대하였지만 이미 민국시대 이후에 들어선 아파트들과 관아건축들은 유감스럽게도 이미 그 유구들을 멸실하고 세운 결과였다. 그러나 어렵게 찾은 고지도들에 의하면 옛길들은 여전히 남아 지금의 길들로 쓰고 있는 게 많아, 이 공간에 입각하여, ‘지문(landscript)’을 주제로 전체 마스터플랜을 완성하고, 이를 ‘핑두역사지구재생계획(Pingdu Historical Area Regeneration Plan)’이라고 이름했다.
전체 개발을 맡은 완커그룹은, 전체 사업의 홍보관 겸 핑두주택문화관의 용도로 첫 번째 건물의 설계를 다시 주문했다. 이 주택문화관이 들어서는 장소는 나무가 울창하게 밀집된 시청사의 작은 부속건물의 땅이었다. 모두 2, 3백 년의 수령을 가진 나무는 보존해야 하는 대상이어서 건축물은 남아있는 빈 땅을 찾아 들어설 수밖에 없었다. 시민들에게 인지되어야 하는 목적의 건물인 만큼 전면도로와 연결되어야 하는데, 도로경계선에 콘크리트 프레임을 세워 내부와 연결시켜야 했다. 이 콘크리트 프레임에 가로미술관(street gallery)의 기능을 갖게 하면서 대지 끝에 겨우 들어선 건물과 진입로 위에 떠 있는 갤러리를 통해 잇게 했다. 그러니 여기서도 건축은 기존의 아름다운 나무들을 공간적으로 한정시키는 도구일 뿐이어서 또 존재하지 않는다.
건물의 내부는 앞으로 분양할 아파트 모델하우스가 들어서게 되는데, 가상의 집인 만큼 현실의 공간과 대비되도록 축을 틀어 어긋나는 박스로 던져져 있는 형식이어서 그나마 내부공간의 흥미를 더한다. 그렇다 해도 여기서 압도적인 것은 기존의 나무들이며 지난 시대를 증언하는 가장 중요한 요소여서 그를 그대로 받았다. 이는 앞으로 새롭게 지어지는 모든 건축들을 위한 실마리가 되어야 하는 가장 중요한 원칙이어야 한다.

Pingdu is a city in China with a population of 1.5 million people and with a rich history of 3000 years. Located around the northern outskirts of Qingdao, this city has recently experienced rapid urbanization under the heavy influence of Qingdao. In detail, the government offices moved from the downtown area to the newly developed one, and a master plan to develop the old center of the city has been implemented.
People expected that they would find relics of ancient times in this old city of several thousand years' history. Unfortunately, however, the apartment houses and government offices built there since the period of the Republic of China (1912-1949) had been constructed, destroying all of the relics. It was fortunate enough to find rarely-seen old maps telling that many of the ancient roads were still in use. Accordingly, based on the old roads, a master plan with “landscript” as a theme was completed and named Pingdu Historical Area Regeneration Plan.
Vanke Group, a large residential real estate developer in China that took charge of the regeneration project, requested to design the first building in the plan area which would be used as the promotion hall of the whole project and a residential culture center. The site for this building was part for a small building attached to the city hall with densely populated trees. As the trees were all 200~300 years old and required to be preserved, it was mandatory for the residential culture center to build on a remaining empty land. What should be seriously considered was that this new building should be connected to the road ahead so that citizens could easily recognize it. For this, concrete frames were put up along the boundary line of the road. These concrete frames were given a function as a street gallery and designed to connect the new building deep inside the land and the gallery around the entrance to the access road. However, all these structures are merely tools that define the spatial boundaries of the beautiful trees around the building, and they do not exist in terms of architectural concept.
A model house was to be built in the building so that visitors could see what would their future homes look like. As it was just a model house, it was placed diagonally against the walls of the hall to be in in contrast with the actual space of reality, thereby adding more interest to the interior space of the building. Nevertheless, the most overwhelming factor here is the trees around the building that witness the past. They were like what was given and should remain as they were. This should be regarded as one of the most important principle for all architectural works in the future.
