용도에 따라 변화하는 건축
주거를 목적으로 해당 대지를 구입했던 건축주. 대지 검토 과정 초기에는 연남동 지구단위계획 지침상 저층 이외에는 주거 용도로 계획해야 하는 상황이었다. 이에 우리는 주거 용도에 알맞은 동선 계획과 건축 디자인을 제안했다. 
하지만 프로젝트 진행 중 연남동 지구단위계획 지침이 변경되어 전 층을 근린생활시설로 계획할 수 있게 되었고, 긴 고민 끝에 용도를 건축주의 사무실과 임대 공간으로 변경하여 새로운 공간 구성, 디자인으로 지금의 결과물을 선보이게 됐다. 시간과 비용 때문에 초기 디자인을 수정하지 않고 동일한 건물의 형상에서 용도 변경만 실행한다면 우리가 건축으로서 도시와 사람에게 제공하는 의미를 잃게 된다고 판단했다.

연남동 숲길에서의 인지성과 디자인 요소
대지는 연남동 숲길에 직접 면하지 않지만 안쪽 이면도로 초입과 정면이 마주해 인지성이 높은 환경이었다. 이러한 장점을 살려 숲길에 직접 면한 효과를 누리며 숲길과 소통하는 건축물을 계획하고자 했다. 또한 건축주의 사옥이자 연남동에 어울리는 임대 공간으로 활용하기 위해 최대 면적을 확보하며 주거지역에서의 법규 및 지침을 반영하는 과정을 거쳤고, 계단 형태의 디자인을 풀어내는 방식이 계획의 주안점이었다.
우리는 일조권사선제한 내에서 동일 간격의 입면·구조 모듈을 바탕으로 열리고 닫히는 연속적인 패턴의 외관 디자인을 도출했다. 건축물 외벽이 열리는 규칙과 발코니, 테라스의 배치는 연남동 숲길과 내부 공간의 적극적인 상호작용을 고려한 요소로서, 숲길에서 건물로의 유입을 극대화 하고 내부에 쾌적한 조망과 환경을 조성하는 장치로 기능한다.

Architecture that Adapts to Changing Uses
The client initially purchased the site with the intention of using it as a personal residence. Consequently, during the initial site assessment, we proposed a circulation plan and architectural design that complied with the district unit planning guidelines of Yeonnam-dong, which required residential use above the lower floors. However, during the project’s progression, the guidelines changed, allowing for the entire building to be planned as neighborhood living facilities. After much deliberation, the building’s purpose was shifted to accommodate the client’s office and rental spaces, necessitating adjustments in space composition and design to achieve the current form.
During the transition of uses, we believed that merely changing the use designation without adapting the design from residential to neighborhood living facilities due to time and budget constraints would diminish the intended architectural value that should be provided to the city and its inhabitants.

Visibility and Design Elements on Yeonnam-dong Forest Road
The site at 257-4 Yeonnam-dong, although located on a back street one block away from Yeonnam-dong Forest Road, has its front facing an alley leading to the back street. This advantageous position allows the building to effectively engage with the forest road, creating a building that communicates with its surroundings.
To maximize the site’s potential for the client’s office and suitable rental spaces for Yeonnam-dong, we aimed to find the maximum allowable area while adhering to regulations and guidelines for residential areas. A key focus of the design was how to manage the stepped mass design.
We established a rule within the legal sunlight right diagonal restrictions by maintaining uniform intervals for the facade and structural modules, creating a repeating pattern of openings and closings. The building’s facade was thus developed through these patterns. The rules for openings on the exterior walls and the areas for balconies and terraces were planned to ensure visibility from both the interior and exterior along Yeonnam-dong Forest Road. This design enhances the views and environment within the building while maximizing the interaction between the forest road and the building.
The overall design strategy ensures that the internal views and environment remain pleasant and that the building serves as an inviting element to the passerby from Yeonnam-dong Forest Road.
