대지는 송도신도시 F8지구 국제업무단지에 내에 위치한 상업지역으로서 , 주변 대규모 주거지경계에 인접하고 있다. 신도시 중심과 인근 주거지에서 센트럴파크로 교차 진입 되는 곳에 위치한 블럭 내의 중요한 중심지로, 보행자, 차량이동자들의 접근 방향에 대 해 고려해야 했다. 송도신도시와 도심 속 산책길 같은 요소를 이용하여 건물의 디자인 포 인트로 사용했다.

 

건축의 공공성과 기능성 간의 균형을 계획의 중점으로 두고 고민했다. 인근 주민들의 이동 동선과 건물 이용자들의 접근성을 고려해서 건물 내부에 8미터의 공공보행통로를 만들었다. 전면에 조성한 소규모 광장은 건물의 임팩트있는 파사드와 함께 교차점에서 보행자들의 휴식공간의 역할과 도시적 기능을 가진다. 여러 목적을 가진 건물 이용자들 의 요구사항을 충분히 담아내고, 최상층에는 대규모 연회 및 공연이 가능한 대공간을 배치했다.

The land is a commercial zone located in the International Business Complex of F8 District of Songdo International Business District (IBD), and is adjacent to the large-scale boundary of the residential area nearby. As an important hub in the block located at which the new city downtown and the nearby residential area gather towards the Central Park by intersection, it was required to consider the approach direction of pedestrians and drivers at the same time. With the elements of Songdo IBD and an urban promenade, the design of the building was highlighted.

 

For a long period of time, we have paid careful attention on the balance between public concern and functionality of architecture, as a main element of planning. Considering the movement flow of the residents and accessibility of the building users, we created the 8 meterlong public pedestrian passage inside the building. The small-scale square formed in the forepart in company with the facade of the building with highlighting impact and impression plays a role as a rest area for pedestrians at the intersection, with a city-like function. To satisfy different types of needs of the building users, a large space is placed on the top floor, to facilitate events such as large-scale banquets, shows and performances.
